A significant leak in the bottom corners of the skylight was occurring. After discussing types of skylight with the homeowner he decided to opt for a vented solar power skylight. As you can see in one of the photos Albert applied spray foam insulation between drywall, plywood and framing. He found a big gap which can cause condensation and heat loss.  The skylight was placed right above the stairwell, so it made sense to move some of that hot air during summer days from home helping in not turning on the A/C. We also waterproofed the top of the chimney and performed a roof tune-up preventing leaks in the near future.
